Balcony structures present a significant design and restoration challenge because
of the logistical difficulties associated with completing both an investigation
as well as a cost-effective restoration design. Typically, chloride induced corrosion
of the reinforcing steel is not a problem. Rather, it's carbonation and poor precipitation
management inducing deterioration to both the balcony and support walls.
Common Causes of Deterioration
The most significant component of any balcony restoration is determining the cause(s)
of the duress. In the absence of determining the cause(s) of deterioration, implementation
of cost-effective restoration strategies is not possible. Thus, it is important
to correct the cause of the problem and not simply manage the symptoms of the
problem, which is often water penetration and spalling concrete.
