Restoration
Parking Structures
Deterioration of concrete parking structures has become a widespread problem throughout North America. Long-term moisture penetration and chloride-containing road salts brought onto the deck by vehicles can cause corrosion of embedded reinforcing steel. In severe cases, structural failures can result. Although the latest Canadian Parking Structures Code has, to a large degree, improved the durability and longevity of new parking structures, ongoing monitoring and maintenance is required to ensure that parking structures provide a safe environment throughout their service life. Obviously, facilities constructed before the implementation of this Code are more vulnerable to deterioration.

Crosier Kilgour & Partners has been involved in the assessment and restoration of numerous parking structures throughout Western Canada. Our technical expertise has been called upon to determine the extent of necessary repairs, develop cost-effective remediation strategies and create appropriate restoration solutions for each structural system’s unique condition. Our expertise also extends to the ongoing review and maintenance of parking structures recommended under the Parking Structures Code.

As a leader in this field, Crosier Kilgour & Partners utilizes time-tested investigation techniques alongside advance physical and chemical testing to determine modes of deterioration and quantify the extent of damage. Our investigation techniques and areas of expertise include:

  • Chain drag and hammer sounding surveys
  • Advanced physical and chemical testing
    • SEM/EDAX (scanning electron microscopy/x-ray defraction)
    • Chloridate-ion concentration testing
    • Carbonation testing (pH)
    • Sealer performance testing
  • Non-destructive testing equipment
    • Impact-echo
    • Half-cell potential testing
    • Pachometer (reinforcing steel layout and cover)
  • Structural analysis and design

Our experience includes the investigation and restoration of parking structures constructed of:

  • Cast-in-place concrete
  • Precast pre-tensioned concrete
  • Post-tensioned concrete structures
  • Steel-framed structures
  • Wood-framed structures
